Can Smart Home Features Boost a Home’s Resale Value?

Nothing motivates quite like warm days and sunshine! With cold weather officially in the rearview mirror, home sellers, buyers, and renovators are shifting their efforts into full gear. According to a Trulia survey conducted by The Harris Poll, 21% of Americans aged 18 to 34 were planning to buy a home in 2019.

While a key takeaway from these numbers is that home automation is desirable to home buyers, there is more to glean from this.

First, consumers are looking for features that not only make homes smarter, but also safer — so consider a smart home security system. If you already have a security system, integrating smart devices can make your home even more attractive to buyers.

Second, modifications don’t necessarily have to be elaborate or pricey. Inexpensive devices such as smart thermostats are a great choice because, among other benefits, they help save money and they’re easy to use. This last bit is key, because home buyers won’t value what they don’t understand. And if the device lends itself to demonstration when the house is being shown, even better.

The video doorbell is a great example of a demonstrable smart home automation device that’s both desirable to home buyers and easy to use — plus, more advanced users can get even more bang for their buck. According to a recent National Association of Home Builders’ (NAHB) survey, “What Home Buyers Really Want,” 45% of new and prospective homeowners wanted a video doorbell.

You should always take the specifics of your home into consideration when deciding which smart home features will add the most value to your home’s resale value. Ask the following questions:

  1. What demographic will be looking for a home in my neighborhood?
  2. What devices are likely to appeal to my buyers?
  3. Does my home’s layout support these modifications?
  4. Do the devices I’m installing talk to each other? Am I giving the buyer room to grow if they want to add more?
